I have a whole file drawer on this company. We have been having problems with AHMSI for almost 4 years now. I have contacted an attorney and we are going through mounds of paperwork. Basically, we moved out last December due to AHMSI holding our payments every other month. When my lawyer contacted them they tried tacking on late fees and service charges on checks they had in their office. Then I got a recent credit report and AHMSI stopped reporting on our credit, all the years of payments I had made all gone! They were refusing that it was their error even after I took the name date and time I spoke to someone and she told me the check numbers they were holding and told me they hadn’t decided how to apply those payments. It has now been a year, since we moved, and the house is sitting empty they haven’t even done anything with it. We were advised by our lawyer to stop making the payments until the matter was resolved, so I can’t live in a home I am not paying for , so we moved. Today this has gone on too long and we are tired of fighting and need a little help, please. Thank you!

  2. We have moved out but we pay the utilieties. That makes it not abanded.
    I just want the to prove when the got my loan, why they let the sake go through after saying the wouldn’t.
    And a great purchase agreement they accepted at least 7 times until the day after redemption, then decided the didn’t like the buyer. I was cash AND a grant. we still have the offer out there which is at least 3 times what it is worth, but theymight do a ‘pool’ sale…

  4. AHMSI has locked up our house as well after four years of violating every haw there is. They’didn’t like our buyer’ is what they said the day after mod redemtion and accepting the purchase agreement a dozen times.
    I need help.

  5. Add one more American and his family to the list of people who believe that AHMSI runs a crooked operation. The worst part is I believe that their tactics are known by the banks that hire them ; the banks just want to have a buffer in terms of their public relations. The sad and scary part for me is that the United States Attorney General has not gone after them in a significant way. They use the threat of losing ones home to squeeze all kinds of ‘fee’s ‘ in addition to what would be the regular mortgage. We did have an adjustable loan based on Prime Rate and while the prime has done nothing but go down our mortgage has done nothing but go up.

    What is the name of the Texas law firm? I have problems with AHMSI in the state of MI, which just escalated. Now they tell me that they recently were notified my place was vacant, and are going to have a property maintenance firm start caring for it, AT MY EXPENSE! Glad I have the reciepts for my electric bills, and all the reciepts for several trips and supplies bought to maintain home this year, as I had to move to another state for work. Many family and friends use the home as well. Local municipalities have never heard of such a thing, and asked me to report this ‘SCAM’ to MI ATtorney General. Just one more thing on the list of underhanded manouvers by this co.

TO HELL WITH THEM.WHAT WE NEED IS NO PAY DAY JUST LIKE THE NO GAS DAY.IF YOU AND I STOP MAKING ARE PAYMENTS THAT WOULD HURT THEM.SIX MONTHS OF US NOT PAYING THEM WOULD PUT THEM OUT OF BUSINESS.I TRIED FOR TWO YEARS TO WORK OUT PROBLEM .SO I RENTED OUT MY HOME.I NOW LIVE AT A HOMELESS SHELTER .

I have been battling this company for 5 years,and when it came down to the wire they filed the foreclosure but then when their attorney showd up at the court hearings,and they not working with us,dismissed the foreclosure.3 times I have had the sheriff sale posted in the local paper and 3 times it has been cancelled by my attorney.I even supposedly qualified for the hamp program,but payments were higher than. Was paying.

My parents took advantage of this HAMP program as well, they were past the pretrail then on to the perm and after one yr they reversed all the payments they made off and now tell them they are late. They have 18 entries of payments on 2/18/2011 that were taken off, now they get a letter just 2 weeks ago after receiving a statement saying they were due for MArch 1,2011 a letter and several phone calls saying they are late..What is going on with this company and what or who is MERS never heard of it how are they important to this and is there somewhere I can look to see if this is applicable to them ? thank you confused in NY

    Look for a comment by Phil. This is an excellent demonstration who Cindi Ellis actually is. Cindi Ellis posted her resume on www. linkedin.com where I originally found her but it has since been removed. Never the less, I thought of that and printed out her resume working for AMHSI from Feb. 2006- April 2009 as foreclosure supervisor and is still there as Team Leader.

    On the back side of my own Notice of Trustee’s Sale and filed at the court house when challenging the unlawful detainer says

    You equated AHMSi to MERS ,, WF used to do “MERS like functions” in their own IT department ,, not using MERS itself ,, do you know for a fact that AHMSI uses MERS?

  12. Paulette, I have gone through much of the same that everyone is talking about with AHMSI. I have found an excellent civil rights attorney out of Ohio named Norman Sirak who is helping me file suit against them. I highly recommend you check out this site — he charges a fraction of most lawyers and knows AHMSI’s tactics and has come up with an effective strategy for fighting them. Good luck, Robin Rupli

  13. I’m still trying to get those original signed documents. Hoping in Calif. that the Department of Corporations will be able to get AHMSI to comply. I’m still hoping the Department of Insurance will be able to get the Title Company to release original documents( this where the final signing took place). Last week AHMSI sent letter stating they flat out will no longer respond to my requests for documents. They claim it is a violation of their rights. What rights are those that a person can not review copies of a contract they originally signed?

    Deutsche bank is the one waiting to get your home. They are the Trustee/Custodian to the Trust pool.
    AMHSI who is MERS will beneficiary your home to a default company who will then grant your home over Deutsche. Since no one is most likely going to buy your home at auction, I can’t seem to put this part of the puzzle scam together. Why not just substitute Trustee over to Deutsche. Why the the need for the middle man default company.

  14. My Complaints and Charges against American Home Mortgage Services (AHMS, AHMSI)

    1. Forensic Loan Audit Request Ignored: This loan, from it’s inception, has strange practices attached to it. When I have asked for a comprehensive history AHMSI has ignored me. These tactics include: 

    A. Phone transfers to eternal holding lines, eternal ringing lines and dead end drop “lines”. 
    B. Promises that some manager will return my call, and in fact they never do.
    C. Denial that I ever made the requests I did, when on EVERY occasion I asked that the call be noted in their information system and/or database, and that the call be recorded for future reference.
    D. Endless loops to legal representatives who merely refer me back to the origin of the request, the AHMSI switchboards.
    E. Convenient loss of information supposedly within AHMSI’s comprehensive client and debtor database and information system. AHMSI purposely loses, or never does record requests made by persons requesting that notes be made in their loan file.

    F. Ignored requests for appeal to eviction.
    G. Ignored complaints of wrongful foreclosure
    H. Ignored requests for rescission of the foreclosure, and proof of right, with the original documents.
    I. Ignored requests to produce the note, and title record for proof of legality.
    J. Ignored requests to prove the mathematical integrity, and account integrity of the loan schedule. This was a situation that happened as the loan was transferred to Citi Residential Lending, and when Citi Residential transferred the loan to AHMSI debt collection services for Deutsche Bank, in both cases, extra charges were applied to my account and neither were legally rectified with proof which can be verified by legal and financial professionals and experts. Now, after years, I see the game they were playing.

    Texas, Ohio, and Mass, and probably others, have Attorney General level charges and investigation targeted at AHMSI’s racketeering, fraud, and organized crime.

  15. i filed a lawsuit naming AHMSI as one of the defendants in my complaints in san francisco, superior court. AHMSI counsel move it to federal court and i filed motion to remand back to state court. on january 13, 2011 after two hearings in the federal court, judge william alsup remanded back the case to sf superior court. this judge understand the foreclosure fraud. he is very interested on a robo- signers case and loan modification promises made by the pretender lenders. the only reasons why he remanded back my case is because the FDCPA actions against AHMSI and other defendants were dismissed with prejudice last july by another judge. and i proceeded a state action. but again, they removed it back to federal and my motion to remand was granted. he granted TRO in favor of plaintiffs name keng hee Paik against wells fargo bank . i am now determine to move forward with my lawsuit against AHMSI.

  19. Paulette , get your paperwork to the State Attorney , the help me perfect , what save my lawyer a lot of work .AHMSI was not even my server , and Credit Union will not remove it from my report . Before you move back in , get a Check , otherwise your stress will kill you.

  21. AHMSI is one of the worst debt collection firms in the country. I have my own problems with them. I tried to get a loan mod from them under HAMP, and they denied it for a reason that had nothing to do with me. Then, I sued them, and they came up with a loan mod that is 50% of my income! HAMP provides for 31% of income–that is the law. The debt collectors all operate outside the law, and do not own the loan nor do they have a right to collect on it. Burmese8@yahoo.com

  22. What benefit do you get by being in a class action lawsuit?

    It makes no sense and will work against you, to have vacated the premises, now it is abandoned and unoccupied property. This violates most mortgages that I have seen Also there are some cities where a notice to the city regarding vacant property is required.

    You should seek legal advice before you take any actions. Actions based on emotions are dangerous.

    Your statement about not staying in a house that you are not paying for makes no sense. They have your checks and can cash them anytime while you have to leave your money in the account in case they do. So who has use of the money?

  24. Paulette, Have had similar issues with AHMSI + forced placed insurance, and changing locks before foreclosure. I have been told if there’s 3 or more with similar items it would fall under RICO. Would that interest you? I’m sure we’re not the only ones. Thanks.

  25. If I were in that situation I would move back in the house asap, then start talking.
